A man is helping police after a body was found in the car park of a unit complex in a beachside Sydney suburb.

Emergency services were called to Ilikai Place in Dee Why, on the city's northern beaches, just after 7am on Monday following reports of the body being found.

Police found a 40-year-old man dead in the car park area of a low-rise apartment building in the quiet cul-de-sac.

Early in the afternoon, police said a man was assisting with their inquiries into the death, after previously wrongly identifying that a man had been arrested over the incident.

There has been a heavy police presence at the site after the body was found, with the area cordoned off with tape.

Anyone with information about the death is being urged to contact investigators.
